Introduction

This converted barn has been renovated to a high standard, providing four star Bed & Breakfast accommodation with a warm welcome. Your host, Lynda Bares, aims to make your stay as pleasant and relaxing as possible with a friendly atmosphere, comfortable rooms, good food and drinks, useful information and helpful service. We aim to cater for the needs of all visitors in our home based, three bed roomed bed and breakfast. The following statement is a summary of our provision. Pre-Arrival

• There is a bus stop 200 metres from the entrance along level / cobbled paths and there is a bus service to and from Barnard Castle during the day every hour Mon - Sat and every 2 hours on Sundays. From Barnard castle there are further connections to Bishop Auckland and Darlington. 
• The nearest train station is Bishop Auckland with more services from Darlington.

Arrival & Car Parking Facilities

• Entering Middleton on B6282, The Old Barn is on the right just before the Tourist Information Centre.
• Entering on the B6277, turn left at the T junction then as above.
• There is private off road parking to the rear of the property with a small slope to the door.
• The main door has a step at the threshold.
• Assistance with luggage is always offered to guests where appropriate.
• The path to the main door is lit by a movement sensitive light at night.
• Guide dogs are welcome.

 
Main Entrance, Reception & Ticketing Area

• The main entrance is into guest breakfast and reception area.
• Arrival is expected 16.00 - 19.00 except by prior arrangement.
• Pad and pen are available if required.
• Guests are escorted to their rooms upstairs and the facilities explained.
• The main lighting throughout the house is provided by LED spotlights.

 
Public Areas - Hall, Stairs, Landing, Corridors etc

• There is one staircase with a handrail and 14 steps.
• The guest breakfast room has an uneven stone floor. All bedrooms, stairs and corridor have fitted carpets. Bathrooms are tiled. 

 
Public Areas - Sitting room, lounges, lobbies etc

• There is no additional lounge, the breakfast room can be used by the guests any time.
• A bell is provided in the breakfast room to call for assistance. 

 
Public WCs

• There are no toilet facilities downstairs, each bedroom is ensuite.

 
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

• Breakfast is served in the breakfast room on the ground floor
• A large rectangular table is used by all guests. There are chairs which can be moved.
• We do not play background music in any area of the B&B
• Full waitress service is available upon request, normally part of the breakfast is buffet style.
• Vegan, vegetarian, gluten free and all other diets can be catered for if requested at the time of booking
• The bed and breakfast is no smoking throughout the premises.

 
Laundry

• Drying facilities are provided downstairs upon request.
• Laundry (washing and drying) is available at a charge.

 
Outdoor Facilities

• This is an ideal base from which to holiday and explore the surrounding countryside with walks, wildlife and outdoor activities in the North Pennines. Activities to enjoy include walking, cycling, angling, kayaking, golf, museums, historic houses and castles as well as beautiful gardens.
• Descriptions of local walks from 1 - 7 miles are available.

 
Bedrooms & Sleeping Areas

• All 3 bedrooms are on the first floor, with secure lockable doors.
• Televisions / DVD all have remote controls and teletext/subtitles.
• Carpets are all fitted, with tiled floors in bathrooms.
• Overhead lights are fitted with LED bulbs, each bedroom also has two table lamps, with energy saving bulbs.
• There are two double rooms and one twin room, all with access both sides of the beds.

The king sized bed has a footer, all other beds are without footers.

• Door has a 68cm wide outward opening
• The shower cubicle has a step/edge of 12cm high.

• Room 2 - Double bedroom with ensuite shower room with shower, basin and toilet
• Door has a 67cm wide outward opening
• The shower cubicle has a step/edge of 21cm high.

• Door has a 66cm wide outward opening

Grounds and Gardens

• There is a small paved area at the back with a small table and seating for two.

 
Additional Information

• The Old Barn is a no smoking establishment.
• The escape plan is documented in the rooms, the route in an emergency is via the staircase and through the main door. 
• There is limited access for mobile phone networks, Vodaphone has the best reception.
• Medicine can be stored in the main fridge upon request.
